Why one vendor

The seams are where the work falls through.

A building with four vendors has four scopes, and the gaps between them are invisible until something in one of them fails. Nobody strips the floor because it was assumed to be in the janitorial contract. The windows are quoted annually and cleaned when someone remembers. The parking structure belongs to nobody at all.

Running every line in-house removes the gaps, because one written scope covers the property and one account manager owns it. It also removes the argument — when something is wrong, there is nobody to point at and one number to call.

Pricing

We do not publish prices.

Two buildings of the same square footage rarely need the same program, so a published rate is either wrong or padded to cover the cases where it would be. Scope and price are written per site after the walkthrough, and each service page shows the shapes that program usually takes.

The walkthrough is free, takes about thirty minutes, and you keep the written scope whether or not you use us.
