Overview

Judged before anyone gets inside.

A tenant tours the parking structure before they see the lobby. A customer crosses the plaza before they reach the storefront. Gum, oil drips, bird soil, and the dark ring around a trash enclosure do more to set the impression of a property than anything a nightly janitorial crew touches — and they are almost always on nobody’s schedule.

We put exterior hardscape on the same written cycle as the interior. Surfaces are identified and specified individually, because the pressure and detergent that clean a concrete drive lane will damage soft masonry or strip a sealed paver. Where local rules require it, wash water is captured and disposed of properly rather than pushed into a storm drain.

What's included

The starting scope checklist.

Parking & drive surfaces

  • Parking structures washed deck by deck on a rotating cycle
  • Drive lanes, ramps, and stalls degreased where oil has built up
  • Stairwells, landings, and elevator lobbies within the structure
  • Line marking and signage protected, and reported when faded

Walkways & plaza

  • Sidewalks, entries, and courtyard hardscape washed to the property line
  • Gum removed rather than greyed over
  • Steps, ramps, and handrails detailed
  • Furniture, planters, and bollards moved and washed around

Building frontage

  • Storefront frontage, awnings, and canopy undersides
  • Masonry and cladding washed at pressures matched to the material
  • Bird soil and nesting debris cleared from ledges and signage
  • Entry mats and recessed matting wells flushed

Waste & service areas

  • Dumpster corrals and trash enclosures washed and deodorised
  • Loading docks, service yards, and compactor pads degreased
  • Drains and grates cleared of debris before washing
  • Grease-trap surrounds handled to the standard the lease requires

Scope is written per site during the walkthrough. This is the starting checklist, not the ceiling.

How it works

From walkthrough to first shift.

  1. Walkthrough

We measure the areas, note access and traffic, and record current condition — usually within 4 hours of your request.

  2. Written scope & pricing

Task list, cadence, and price in writing, area by area. Nothing agreed verbally.

  3. Onboarding

Assigned supervisor, named crew, keys and access logged, and a start date you can hold us to.

  4. Supervision & inspection

Scheduled walks against the written scope, with corrections raised and closed in writing.

Equipment, products & standards

What the crew arrives with.

  • Pressure and detergent matched to the surface — masonry is not washed like concrete
  • Hot water and degreaser where oil is present, cold where it is not
  • Surface cleaners used on flat work to avoid wand striping
  • Gum removed as a specified task rather than left as grey shadows
  • Wash water captured and disposed of where local rules require it
  • Drains and grates protected and cleared before work starts
  • Pedestrian and vehicle exclusion zones set and signed
  • Before-and-after condition recorded for each area washed

Green-cleaning credentials and third-party certifications are held for {{GREEN_CREDENTIALS}} and {{CERTIFICATIONS}} — nothing is claimed here that has not been supplied and verified.

Why Unison for this service

Three things that hold the standard.

  • Surfaces are specified

Each material gets its own pressure and chemistry. Etched concrete and stripped pavers are permanent, and they are always avoidable.

  • Water is handled properly

Capture and disposal are scoped where the jurisdiction requires it, rather than left as your liability.

  • Cycled, not called

Exterior work sits on a written cycle alongside the interior program, so it stops being the thing nobody scheduled.

Frequently asked

Pressure washing, answered.

Will pressure washing damage our surfaces?

Not if the pressure and chemistry are specified per material, which is why the walkthrough identifies each surface before anything is quoted. Etched concrete, stripped sealer, and blown mortar joints are permanent, and they come from treating a building as one surface.

What about wash-water runoff rules?

They vary by jurisdiction across Southern California, and where capture and disposal are required we scope and price them into the job. We will not quietly push wash water into a storm drain and leave the exposure with you.

How often should a parking structure be washed?

Most structures run a rotating deck schedule — quarterly to annual per deck depending on traffic and drip load — rather than a single disruptive whole-structure wash. It spreads the cost and the closures.

Can you remove oil stains?

Fresh drips usually lift with hot water and degreaser. Long-set oil that has penetrated porous concrete lightens rather than disappears, and we will say so before the visit instead of promising a result the surface cannot give.

Do you handle gum?

Yes, as a specified task. Gum is what makes a walkway look neglected even after washing, so it is either in the scope with a stated method or explicitly excluded — never assumed.

When do you work?

Early morning before opening for storefronts and entries; overnight or weekends for parking areas and anything requiring a closure. The window is agreed in the scope along with the exclusion zones.
