Post-construction cleaning fails for a predictable reason: it is scheduled as one visit at the end, on a date set before anyone knew when the trades would actually finish. The crew arrives to find two trades still working, cleans behind them, and everything is dusty again by the walkthrough. The general contractor then pays twice and the handover slips anyway.
We scope it in three stages tied to trade completion rather than to a calendar date. Rough clean clears debris and heavy dust so the finishing trades can work. Final clean is the detailed pass — glass, fixtures, floors, everything touched. Touch-up happens immediately before handover, after the last boot has left. Each stage has its own trigger, its own scope, and its own sign-off.

Rough clean
- Construction debris removed and staged for the site skip
- Heavy dust removed from floors, ledges, and structure
- Stickers, labels, and protective film removed from fixtures where safe
- Areas made safe and workable for the finishing trades
Final clean
- All glass cleaned inside and out, including frames and tracks
- Fixtures, fittings, switch plates, and hardware detailed
- Cabinetry cleaned inside and out; drawers and shelves wiped
- Floors cleaned to their finished specification, not just swept
Detail work
- Paint, adhesive, mortar, and grout residue removed from finished surfaces
- High dusting of vents, sprinklers, light fittings, and exposed structure
- Restrooms commissioned — fixtures, mirrors, dispensers, and floors
- Mechanical and electrical rooms cleared and wiped down
Touch-up & handover
- Final pass after the last trade has left the building
- Fingerprints, footprints, and settled dust removed
- Punch-list items from the walkthrough closed and signed off
- Building left ready for photography or tenant arrival

When should we book you in?
At programme stage, not at the end. Booking the rough clean early means the finishing trades work in a clean building, and it lets us hold crew for the final and touch-up stages when your dates inevitably move.
What is the difference between rough, final, and touch-up?
Rough clears debris and heavy dust so trades can finish. Final is the detailed pass over every surface once trades are complete. Touch-up is the short pass immediately before handover, after the last boot has left. Skipping touch-up is the most common reason a final clean looks like it failed.
Do you remove protective film and stickers?
Yes, where it is safe to do so at that stage. Some films are best left until touch-up; removing them early just means the surface gets dirty again. The scope says which, per surface.
Can you work in an occupied building?
Yes — tenant improvement work is phased and dust-separated from working tenants, with timing agreed around their hours. That phasing is part of the scope rather than something worked out on the day.
Who removes the construction waste?
We clear and stage debris to your site waste plan. Skip hire and off-site disposal are the contractor’s unless written into our scope explicitly.
What if the programme slips?
It usually does. Because our stages are triggered by trade completion rather than a fixed date, a slip moves the trigger rather than burning a booked visit. We ask for notice, not a penalty.
