It gets ugly first — traffic lanes grey out, entrances hold soil, and a building that could have run another five years gets scheduled for replacement because it stopped looking acceptable. The cost of that early replacement dwarfs what a maintenance program would have cost over the same period.
The fix is unglamorous: dry soil removed properly and often, interim encapsulation on the lanes between deep cleans, and hot-water extraction on a cycle set by traffic rather than the calendar. We scope carpet by zone, record condition each visit, and plan dry times so the area is usable when your building opens.

How long will the carpet take to dry?
With proper extraction and air movers, typically four to eight hours depending on pile, humidity, and airflow. The window is agreed before we start, and if your hours cannot accommodate it we use a low-moisture method instead rather than hope.
How often should commercial carpet be extracted?
Open-plan office areas usually two to four times a year; entrances, lobbies, and waiting rooms more often. Interim encapsulation on the lanes between deep cleans is what actually holds appearance, and it costs a fraction of extraction.
Do you move furniture?
It is a scope decision. Moving and replacing furniture is included when it is written in; working around fixed or heavy items is the alternative and is stated explicitly so nobody expects the other.
Can you remove old stains?
Some, honestly. Fresh spills and traffic soil respond well. Dye stains, bleach damage, and long-set spills often do not, and we will tell you that before the visit rather than after it.
What about odours?
Odour work is scoped per incident because the cause matters more than the carpet — a wicking spill, a subfloor issue, and a pet or biological event need different treatment. We identify the source before quoting a fix.
Is carpet care part of a janitorial program?
Vacuuming and spot treatment are. Encapsulation and extraction are separate lines so you can see the cycle and the cost, and adjust the frequency without renegotiating the whole program.
